Epique Realty reviews: an honest look, downsides included
Almost every page ranking for this search was written by someone who gets paid if you join. So is this one — I sponsor agents at Epique. Knowing that, here's the version I'd give a friend, including the parts that would cost me the recruit.
Who's writing this, and why that matters
I'm Jared Nelson. I've sold real estate in Boca Raton for over fifteen years and I moved my business to Epique Realty. If you join through me I'm your sponsor, which has value to me. You should weigh everything below with that in mind — and you should apply the same scepticism to every other review you read on this topic, most of which don't disclose the same thing.
What I've tried to do here is write the review I wanted to find and couldn't: one that names actual drawbacks rather than dressing up a benefits list as journalism.
What Epique genuinely does well
The health benefit is real — and widely oversold
Most brokerage “benefits” are discount codes. This one is more than that: free virtual direct primary care with no copay, over a thousand generic prescriptions free, free virtual mental health visits, and 24/7 virtual urgent care. Free to the agent; roughly $20 a month for a dependent. For someone paying out of pocket for routine care, that is a genuine saving.
Now the part that gets left out of every recruiting pitch I've seen, including ones for Epique: this is not insurance, and Epique says so themselves. Their own materials state it is not traditional insurance and advise you to keep coverage for “hospital stays, ambulance rides, MRIs, cancer care, and more.” Primary care is virtual — in-person visits aren't covered. And it is a group benefit that ends when you leave. If anyone implies you can drop your health plan and pocket the premium, they either haven't read the documents or are hoping you won't. It may well justify moving to a higher-deductible plan. It does not replace one.
The cost structure is genuinely low
85/15 until you cap, then 100% as a solo agent. Caps start at $15,000 and decline $1,000 a year to $10,000, so staying gets cheaper rather than more expensive. $99–$149 monthly, a 0.1% transaction fee capped at $500, and no E&O, desk, office, franchise, mentor, annual or education fees. For a producing agent at a traditional 70/30 or 80/20 shop with a franchise fee off the top, the difference is not marginal.
The technology is better than most
Lofty CRM with AI follow-up is the piece that actually affects income — response speed wins leads. Virtual staging, AI listing copy, generated headshots, Canva Pro, streaming TV ads, a free IDX site and domain. Whether it's really “three to four years ahead” as the CEO says, I can't verify. It's good, and it's included rather than upsold.
The drawbacks — the part you came for
It's young and comparatively small
This is the real one. Epique is a fraction of the size of eXp, Compass or Keller Williams. It has Fast Company recognition for innovation and RealTrends recognition as a fast-growing cloud brokerage, and it is growing quickly — but rapid growth is not the same as durability, and no one can honestly promise you the company will look the same in ten years. What limits your exposure is that your license, your database and your client relationships are yours and portable. That's a bounded downside, not a zero one.
Brand recognition is close to nil with consumers
If you're in your first year or two and genuinely leaning on a household name to win listing appointments, moving to Epique will cost you something real. For established agents whose clients hire them rather than the sign, it matters far less. Be honest with yourself about which you are.
Cloud brokerage means the support is your sponsor
There is no office to walk into and no managing broker down the hall. The infrastructure is good; the human layer is whoever sponsored you and whatever team you join. Agents who pick a sponsor at random and then feel unsupported are describing a real experience — they just misdiagnose the cause. This is the single most under-discussed factor in whether an agent succeeds at any cloud brokerage.
Lead quality varies, as it does everywhere
Free leads with no referral split is a genuine benefit. But brokerage-provided leads at every company vary enormously by market and season. Treat them as a supplement, never as the business plan. Anyone showing you a lead-volume screenshot as a recruiting tool is showing you their best month.
Stock is equity in a private company
Shares on six triggers is a real benefit and I like it. But private-company equity may be illiquid and its future value is unknown. It belongs in the “upside” column, never in your income plan. I'd be wary of any recruiter who leads with stock value projections.
Who Epique is a good fit for
- Established agents whose clients hire them, not the brand — the cost difference goes straight to them
- Agents currently paying for their own health coverage, where the benefit is often the largest line
- Agents at traditional franchises paying a franchise fee off the top plus desk and E&O
- Team leaders who want structure options and per-member economics rather than a split off every deal
- Agents who genuinely will use a tech stack — or who have a sponsor who'll set it up for them
Who should probably stay put
- Newer agents leaning heavily on brand recognition to get appointments
- Agents on a strong team with real lead flow and mentorship they'd be walking away from
- Anyone most of the way through a cap year — moving mid-year can mean paying twice
- Agents who want an office to go to and a broker physically present
- Anyone who needs certainty about their brokerage's ten-year future
My actual advice: ignore every review including this one and run your own numbers. The calculator uses your figures, every field is editable, and nothing is gated behind an email. If the result doesn't clearly favour a move, it probably isn't the right time — and I'd rather tell you that now than have you regret it in six months.
