Jared Nelson
Fifteen years selling waterfront estates, gated communities and golf club properties across Boca Raton and South Florida. Five hundred–plus families. More than $100 million in volume. And a phone number on a billboard on I-95, which tends to keep a person honest.
The version I'd tell you over coffee
I'd been in production a long time before I thought seriously about brokerage economics. Like most agents, I looked at the split and stopped there.
What eventually got my attention wasn't the split at all. It was totalling up what I paid for health coverage as an independent contractor, plus E&O, plus desk and technology fees, plus the software I was buying separately because what came included wasn't good enough. The split was the number I'd been negotiating and it was nowhere near the biggest line.
Epique wasn't an obvious choice. It's young, it's smaller than the names everyone knows, and I had the same “what if this doesn't last” conversation with myself that you're probably having now. What settled it for me was recognising that my license, my database and my reputation are mine and portable — so the downside was bounded, and the upside was a materially different cost structure plus equity.
Was the transition seamless? No. Some of the onboarding was clunky and I configured a lot of it by trial and error. That experience is precisely why I now do it for the agents who join through me — there's no reason for anyone else to repeat the fumbling I did.
Ask me the rest on a call. Including what I think Epique still isn't good at, which is a question more agents should ask and almost none do.
Authentic
I'd rather tell you the move is wrong for you and stay in touch than sign someone who regrets it in six months. My referral business runs on that and so does this.
Committed
The weekly call happens whether two people show up or twelve. The 30-day plan is a document, not a promise. The phone gets answered.
Driven
Fifteen years in one market, still learning it. Billboards on I-95, a listing presentation I rebuild every year, and a genuine interest in where this business is going.
Fifteen minutes, no deck.
Tell me what you're actually trying to build. I'll tell you honestly whether this helps.
